PROJECT MANAGER

DUTIES:

  • Initial project implementation. Studies project plans and specifications to plan construction of project.
  • Design management for design-build projects. Coordinates design of construction drawings manages consultants and timeline to permit.
  • Plans, organizes, and directs activities concerned with construction, maintenance, and systems of projects, including evaluation of manpower needs.
  • Directs/supervises project superintendents in his assigned region to ensure projects meet requirements and specifications. Visits jobsite as needed to assist with clarification of constructability issues and readiness for milestone inspections. Formulates reports concerning such areas as work progress and scheduling.
  • Reviews/evaluates paperwork submittals, CORs, PCBs, RFIs, DAs, OSHPD IBs, and COs.
  • Coordinate and attend facility construction meetings distributing schedules, change orders, and logs. Takes meeting minutes and follow through on action items.
  • Construction team Interface including clients, consultants and review agency personnel.

Experience & Requirements: Must have great communication and organization skills and be open to new technology. Basic computer skills and connectivity such as typing, web browsing, ftp log-in. Ability to read plans. Minimum of five years prior experience in project management or an engineering/CM degree. OSHA 30-hour construction industry certification. Travel for out-of-state work required depending on project.
Other Requirements: Microsoft Office: Word, Excel, Outlook, and Project; Adobe Acrobat Pro; CAD is a plus. CPR/First Aid Certification is also a plus.

PROJECT SUPERINTENDENT

DUTIES:

  • Overall project supervision maintaining quality control and project compliance (from mobilization through punch list and demobilization).
  • Implements construction schedule from start to finish and assists regional project manager in formulating and revising construction schedule as job progresses.
  • Design team coordination to resolve problems regarding plans/specifications and existing conditions. Coordinates with engineers, clients, and subcontractors to resolution. Documents all corrections, changes, and requests.
  • Subcontractor interface to ensure insurance and subcontractor requirements are fulfilled, scheduling, and scope of work completed to highest quality, labor and material management.
  • Project documentation control for plans, specs, red lines; vendor drawings, submittals, PCBs/ RFIs; daily and weekly reports, ILSM/Infection Control, and other Safety docs/literature posting; and onsite safety training for labor and subcontractors.
  • Coordinates all required inspections with city officials, and government/private agencies as required.
  • Client relations and day-to-day interface with client and staff.

PROJECT ENGINEER/ESTIMATOR

DUTIES:

  • Manage entire bid process—from site visit through bid delivery to client.
  • Performs preliminary cost analysis. Analyzes subcontractor bids and balances subcontractor pricing with customer needs/value engineering during budget creation.
  • Develop SOWs/budgets. Quantifies all physical aspects of project on as-built and vendor drawings against site checklist and project scope.
  • Expedites projects once timeline is established. Ensures subcontract issuance is on-track per construction schedule. Communicates quotes/budgets and status with long lead times and critical path items prioritized.
  • Cost management. Monitors budget vs. actual costs during construction to ensure project stays in budget.
  • Establishes/maintains paperwork. All files relating to subcontract and bid records, plans, specifications, changes, clarifications, and as-builts.
  • Review weekly project meeting minutes and PCBs/RFIs. Monitors for potential changes in scope and pricing and coordinates with the project manager and superintendent(s).

PROJECT ENGINEERING ASSISTANT

DUTIES:

  • Supports the estimator/project engineering. Generates RFPs, scope and bids needed on projects as directed. Performs review of bid packages and Identify sub prequalification needed to project and contracts administration. Maintains CCC ftp site.
  • Assists in SOWs, budgets, CORs. Cost analysis. Identify critical path items and long lead items.
  • Subcontractor prequalification and interface. Assists project administration. Checks on subcontractor license and insurance coverage and issues Notice to Proceeds to initiate contracts administration.
  • Manages project engineering documentation control. Manages and maintains submittal and PCB/RFI logs. Generates project-related binders and package for field. Electronically files and maintains project folders that are bidding and current projects for plans, specs; red lines; vendor drawings, submittals, PCBs/RFIs; subcontractor proposals, test and inspection paperwork for final inspections.
  • Executes close-out package and process. Creates a close-out care package for clients at the end of the job. Includes warranties, approved submittals, O&Ms, as-builts, red-line drawings, progress photos, and other pertinent electronic copies of files associated with projects.

CONTRACTS ADMINISTRATOR

DUTIES:

  • Contracts administration. Writes prime contracts between Colin Construction and client. Submit and tracks necessary paperwork needed for contract execution including but not limited to bonding, prevailing wage determinations, city/county licensing. Processes prime change orders and monitors project materials and mobilization costs. This is also the lead admin position and oversees administrative functions and support from admin staff.
  • Subcontractor prequalification and Interface. Reviews and verifies subcontractor requirements are fulfilled such as licenses, general liability, and workers comp meeting CCC’s insurance criteria. Experience in medical field and type of safety program also verified within the subcontractor’s company.
  • Oversees subcontract administration. Writes subcontracts, purchase orders, sub change orders, and tracks contractual documentation, including fully executed subcontracts, billing, lien releases, preliminary requests, and certified payroll reports (when necessary).
  • Manages subcontractor project documentation control. Updates and maintains databases such as Project Document Control (PDC), subcontractors master log, and project folders related to fulfilled subcontractor requirements.
  • Subcontractor liaison for controller. Maintains and follows up with subcontractors in meeting their contractual requirements as well as providing feedback to controller for payment status and requests.

RECEPTIONIST

DUTIES:

  • Provides friendly and courteous receptionist services. Answers multi-line telephone system and directing them to the right departments. Provides communication support including fax/email/contact database maintenance and support. Processes and distributes incoming and outgoing mail as well as UPS/Fedex shipping and receiving to appropriate departments. Organize and monitor office and consumable supplies.
  • Provides administrative assistance to office and field staff. Daily filing required. Organizes hardcopy and electronic files and documents, maintaining them accurately and archiving them when needed. Runs errands if needed using personal vehicle.
  • Supports contracts administration and controller. Assists in electronic filing system and subcontractor database logs: subcontracts, prelim notices, invoices, lien releases, W-9s, insurance certificates, and safety program docs. Posts subcontractor and material invoices in the system as directed. Makes follow-up phone calls on subcontract paperwork as needed.
  • Supports Project Engineering. Assists electronic filing system and file data accurately as directed: DPRs, WPRs, meeting minutes, photos, email correspondence, T&M tags, and safety/ILSM docs. Assists in creation of project binders and closeout packages and makes follow-up phone calls on bids as needed.
